I'm graduating from San Jose State University with a degree in Civil and Environmental Engineering.

I can probably find 2 roommates paying $650/mo not too difficult (house is walking distance to local university + hospitals).I will then be only paying $1650-$650-$650 = $350/mo to live in nice brand new house (at least during the first 10 years).

Columbus would be a great market for student housing considering it hosts the 3rd largest university in America. 

Totally agree with @Jay Hinrichs not many investors under 500k networth have been around for more than a few years on these forums.Check out my article about the Cons of BRRR.https://www.biggerpockets.com/...Note this is coming from an Accredited investors POV who used to do turnkey rentals.I personally would not do Remote BRRR as there is just a lot of risk with 1) risk of embezzlement with contractors 2) change orders and 3) bank doing bait and switch doing a lower appraisal and/or LTV on the refinance.This is especially true for high paid professional or those with a net worth of over $300,000.Just a bit of caution... stay safe 😁

Am I missing something here oris the Series 65 an over-hyped way to gain accredited investor statusfor people working outside of the financial services industry?

I find cville and the immediate surrounds to be one unique place (University is large influence and it's a relatively small town) , with Richmond and the surrounding counties different (large urban and suburban), and the in between being largely rural.

I feel very blessed, but now scared as to what should I do next with that equity.I've invested previously (cash purchases - about $500K) into 2 STR in the College Station, Texas area (Close to the University), and been happy with the performance - Net Cash Flow of about $15K annually per each, and was thinking of doing some more of these, but the cities are starting to come up with crazy ordinances on STR.So, what would you do seriously if you've or are in a better position that I am.

Looking for a decent property around University of Cincinnati (duplex or multi family) for students around the campus and also having a positive cash flow.

Completely move in ready and just 8 minutes from Colgate University.

Purchase price: $100,500 Cash invested: $5,000 Minutes away from the University, 4 bed 1.5 bath, with a good clean out and some TLC would bring $2,000 per month in rent.
