Walk in to a vegas house with all white walls and you won’t know how stressful the white walls are until they are painted anything but white. 

I think places like Phoenix and Las Vegas will see the most benefits as the lower income people leave and move to nearby places that are much less expensive.

Enfield is the next town to the south and with MGM opening an $800 Million Casino in Springfield, people are flooding there for jobs.  

I don't want to come off as "picky" I only meant to add in that I have to at least somewhat consider location when buying something since I have to live in it (ie I can't buy in Vegas and don't really want to live in Compton if I don't have to).

Looking to start investing in SFR rental properties in the greater LA area or, alternatively, finding good turnkey opportunities in other areas (Las Vegas, Kansas City, Chicago?).

/rant in low value assets and in Vegas for sure I agree but in say the PDX market they are usually a prime asset..

On top of that, I think Vegas and other markets had some population loss.

I'm in a position to provide some capital in areas like Toledo or Milwaukee but I'd rather not fly back and forth (I'm from Vegas) so a partnership with someone locally makes sense in my head.
