Lance suggested earlier in this thread to use a foreign corp structure owning a US corp, which would ultimately own the rental property.

@Sarah Abelow I can suggest a few sites and study guides.

Sell it and 1031 exchange it into another rental property(ies) closer to home.Sell it, pay capital gains, and use the rest to fund another BRRRR rental.Do something else that you suggest that we haven't thought of.Our first inclination was to sell because it is a bit of a worry being so far away, even though it is under a property management company, and we could use the money to get out of a bit of debt and to hopefully use it to fund another rental around here.

As these entities will be disregarded for tax purposes, there will be no tax filing on them.If you want to refinance one of the property, I would suggest to do it before transferring into the LLC as you will get better offer with a personal mortgage than with a commercial one.

So if you can afford to spend the time on it I would suggest that it’s worth a knowledge you will get. 

One of their tried and true suggestions is "Driving for Dollars" where you literally drive around looking for deals.

Any suggestion is appreciated and if there are regulations where the seller is responsible for misrepresenting or not clearly documenting funds that need to be transferred to buyer.
