To handle this undertaking, I hired the highest certified home inspector to carefully review the foundation/crawl space, we ran a drone over the roofs and of course scoured the attics and walls for termite, black mold and asbestos.I then had the best roofers, plumbers, etc compare their findings to that of the inspector and had them submit bids for the work.My final step was to ask the town building inspectors to review the potential work and if they noticed any "red flags."

I was just at my CE class and all the independent MLO's out source processing.. paying 300 to 500 a file for someone to just collect all the paper work and check the box's you become good at that and that is easy 5 to 7k a month as your own boss.My wife who is a top producing real estate agent pays her independent processor 400 bucks for each file ..

For that matter, if you can swing it, I would simply ask for a discount on the price by the amount of the work and do it after closing.I will say we had a flood and had four feet of water in our basement.

Once you have your license then you can walk into these 10 brokerages and say that you're ready to work and then they'll bring you on and you can prove to them how good you are.
