We communicate with all of our renters before the first of each month..that's their chance and only chance to be straight with us and let us know if the rent will be late.

I think this too is extremely helpful because trying to communicate your thoughts and ideas from your mind can be difficult especially to a GC or a sub.

However I think if you talk to any wholesaler that has any legs in the business they will say that you have to be able to lay out some reasonable money for marketing to get the amount of leads necessary to find enough deals to sustain yourself.I like to say the wholesaling is simple (not a hard concept) but not easy (actually finding deals to execute the simple concepts on).The low barrier to entry does mean it is the field that most people with GRQ (Get Rich Quick) dreams will get into.

I ended up doing several commercial deals recently and really like that niche.I'm also Education Director for Realty Investment Club (RICH) which is the only non-profit REIA in the area.

I think more communication is always better.

I know you've been given big promises of great riches if you will just fork over the $15K.

Saving several hundred a year won't make you rich...but who would choose to pay several hundred when they didn't have to :)
