Then I either get better than average rents or I'll sell it.First I repair/replace things, if needed, that cause more damage (to property or life) if they fail, roof, water heater, plumbing & electrical... anything health and safety related. 

Another reason I like apartment complexes any vacancy does not usually hurt you like it would in a residential multifamily place would.Some Private Lenders will also lend to you including any repairs but I understand the importance of using a Bank to get a "house hacking" loan and its low down payment.. 

Why wouldn't  a smart real estate investor pay $75,000 for a property that cost $30,000 to repair and be worth $125,000 afterwards?  

I do have an on-site property manager, currently he is collecting rent door-to-door each month (as well as doing repairs). 

According to phone screening, a couple is legally separated (although they say they are working on reconciliation).
