The lender funding 100% of the rehab is a nice selling point and is technically true, but for most hard money lenders this means that you'll float the first draw, as the construction portion of the financing is frequently done on a reimbursement basis after an inspection for each portion of the work has been done.Hope this helps,Michael

I always try to maintain my properties as frequent as possible. 

However, investors like you can and do frequently use them for both managing real estate investments and defending them from lawsuits. 

Also, I would say in my 13 yrs of owning rental (but always at a small time scale), the lower the rent and area, the more frequent the tenants turn, and the more "wear and tear" they tend to do.  

However I lived in this house a few years ago as a house hack, and I know this block tends to get the occasional/sometimes frequent drama with a select few neighbors.
