You lose the property (how about a lawsuit having nothing to do with your property), your out $100k.  

When you file for the eviction with your attorney, you simply add the late fees to the lawsuit. 

They will waste all profits on evictions, vacancies, law suits, and their lack of ability to adequately perform property management, a necessary skill in our industry.

Insurance companies are some of the most profitable businesses in the country and really should only be used for things you couldn't afford to pay for otherwise (such as the total loss of a property or a liability lawsuit).  

rob, i got a letter from lansing telling me to go there to appeal in person or my "lawsuit" will be dismissed.i you are right and if i could do it here, i'd be all over that...

But most likely your going to have to finish the project if you want to not take a massive financial loss and I would do what I described above.Unless someone on this site wants to step up and do something for you pro bono I have done that for AU clients in the past but some where appreciative others were not and so other than a post on this site I would not go there again.Lastly contrary to popular belief in AU lawyers and lawsuits over these types of things are very rare, as the dollars involved are not worth the price of litigating them.

I don't like being the proving ground, and certainly don't want a call back or law suit because I installed some product that is now out of business and was a failure.
