The HOA takes care of any exterior maintenance like roofing, for example, among several other things (basic cable/internet, water, landscaping, gate, pool, gym, clubhouse, etc).

That is, I strongly suggest you stay off the Internet when looking for private/hard money and avoid all the solicitations you might receive here.Further, adding that between sales fees, borrowing costs, taxes, and insurance, (and this list is nowhere near comprehensive), there is no way you will get away with $5k in "other expenses" for this property.

I live in an apartment with my gf and a co worker, A very cheap apartment, although small it works. i only Pay $240 a month for rent, utilities, water and cable and internet.

@Dassi LazarI send at least a card and try to remember birthdays.For all you Scrooge's out there, you don't get discounts for being a good customer, Vet, Contractor, at Home Depot, Lowes, your cellphone company, as a business, your internet, insurance, ect. ?

It has been a fantastic purchase.2) I include all utilities, fiber optic internet, and parking in the lease so it makes it easy for a prospective tenant to say yes. 3) It sounds like there are multiple configurations possible with the space. 9 small offices could be any number of tenants from 1-9. 4) Cap rate is helpful, but only to a point.
