We could have gone with a 203k instead of your client’s offer, but chose the cash for obvious reasons as timing is critical to my clients and they are counting on the closing this Thursday, June 18th.It’s a shame your folks do not have a contractor relationship who understands how to create a quality product, while ensuring an investor gains a healthy return on their investment.

I know it probably doesn't help ease the pain but many, many other people will benefit from your insight and you may even pick up some valuable feedback from the more experienced folks on here that will help you on the next one.

I would say the folks at your own REIA are going to have the most insight in that this is a service they need as well.

This is horribly late, but I have some folks down there who do good work.

Fire up the search feature in the upper right hand corner of the page and see what folks have said in the past.2) In my market 1,000 letters a month will only get you frustration.

Often folks wait too long and lose the home (and their credit as well) when the home goes to auction/foreclosure.
