I imagine that M.A.Di. and other prefab companies comply with IBC regulations but every country, county, city, and township have their own codes and its important to check with local officials before building. 

Depending on what part of the country you are in, I would hire a pest company to come through and do a thorough inspection of the property.

@John P.None of the fees you listed look excessive based on what we see in multiple cities across the country.

This is not common, but real estate investing is the second most litigated industry in the country and so your risk runs about as high as doctors and law enforcement for being sued.

I don’t know I’m usually happy on the first of the month there lol I would never want to personally live in Erie but I’m a country hick .

I feel this pain as well, as I would love to move out to the country where I was raised but the land that could be purchased for 300K 20 years ago is now selling for 1 million.

However, there are court cases around the country that back up my side.What you have when you put a house under contract is just a contract (not a house).
