I’ve always used the Rustoleum Cabinet Refinish kit from Home Depot.

General recommendation for LTR bathrooms: Mirrors not cabinets (that break + cost 4x the price of straight wall mirror clipped on)One piece vanities + countertops are ~$100 and an easy DIY project if you can keep the same faucet height and not have mess much with the plumbing lines.

To me it just looks like a really bad DIY job of adding stone to the outside of the building. 

Minimal effort / money (diy), but unsure. 

Next time, give them a picture hanging kit from the dollar store.

Despite this it seems the issue is ongoing and not necessarily improving.I should note, my tenant keeps things very tidy and has even attempted her own DIY pest control measures on top of the professional treatments.At this point I know that the majority of the problems is the gross neighbors.

The big tip here is don't do DIY repairs because you aren't saving yourself any money, (the security deposit is paying for the repairs) and you are opening yourself up to all kinds of challenges from the tenant.

We uses all forms from the small kit and occasionally some additional ones, you'll be surprised how many there are.  

Mom-and-pop DIY landlords will continued to be the cockroaches of the real estate business, able to survive through whatever comes our way.
