Second, if you are looking to invest in Ohio I would recommend reaching out to @Joshua Janus and @Remington Lyman as they both know Columbus and Cleveland very well and have properties there themselves.

I used a guy on fiverr for $800 he did a three scenario analysis and has 10+ years of underwriting. we did it for one floorplan that we build in Columbus Ohio called the Lillian and it shows if someone was a lender on that deal, a joint venture partner, or a retail person.

I work with primarily out-of-state investors in the Columbus market.

If you don’t want to do this then I’d work on finding your location you want to invest in, either close to home or somewhere where it makes sense, Columbus OH is growing right now and is poised to take off with the University and all the tech growth going in there right now.
