I figure that 1-night rentals are not ideal for the calendar or the guest experience (once fees are factored in), but my thought was that many people are just getting away for a weekend or short trip, so 3 nights seemed limiting.

I have noticed that every year the amount that I pay for premiums/catch up contributions seems smaller due to house hacking, acquiring more rental. working overtime, per diem for work trips (it adds up), etc but again I came up the set amount to my policy based of numbers when I had less rentals and a was a brand new father.

Our long-term tenants actually will leave a list of things they'd like us to do while we're there (fix a gate latch, loose towel rack, etc.) and it's saved a ton on what we call "stupid trip" fees, where paying expensive handyman trips for minor issues was a constant hit to cash flow.
