For instance in Ohio, if you sell on land contract, the redemption or repossession is simple if the vendee has less than 20% equity in the property and has had possession less than five years, you can evict in landlord tenant court versus foreclose.So it depends on the state when selling on terms as to repossessing.

Of course, we don't just evict people for no reason, but it's much harder to gather witnesses and present proof than to simply request possession of the property back.

That's kind of a tricky situation. keep in mind that redemption period starts from the day The deed is actually filed With the county, sometimes it takes 4 to 6 weeks just to get the deed in your possession before you can even file it.Also, in Texas they do have the right to redeem within six months, and if you over improve the property or do extensive  remodeling,  and they come back to redeem the property you could lose big bucks on a lot of the money that you put into the rehab.
