Broadly speaking marketing can be broken into several steps and some of them are one-time investments that can be batched and systems can be built to reduce the cost.  

Again huge variance here, depending on how recently your plumbing was done and how much work is required for code upgrade.

You would not upgrade to marble in the kitchen if the rents did not justify it and the increased rents provided a reasonable return.At the end of the day, I would suggest you look at what you would be out of pocket after all rebates / incentives and what the benefit (cost savings) are.

The simple fix is to include language in your lease that states any increase in utility usage due to a broken fixture that wasn't reported or improper use of a fixture will result in additional fees.

My screening company checks all three credit reporting companies, plus national criminal background, and judgments/liens/eviction/broken leases.I have noticed that some property management companies in town charge a $250 "administrative fee" to new tenants.

Other things had left me broken and for twelve years I wallowed in it.

If you have a lot of rapid check ins, you will notice something is broken or stained later and have NO idea who did it.
