Some of the student rentals very close to colleges are renting out by the room so that’s more management intensive but obviously brings in higher income too.Years ago when I lived in New York City, I thought it was unique in that values could change dramatically just by moving a few streets over and having the neighborhood change.

Overall, things came together and for a 10K investment using seller financing (promissory note set up for the balance), I will be able to come out of the deal with about 35-40K of new capital (after repayment of the promissory note and reimbursement of my repair money).  

How the income is generated is very unique and the people on the forums here are probably not doing it, because of the type of people that will be living here. 

I am in a unique situation in which prospective tenants reach out to me to find them a place to live and rent.

Obviously, this is a unique situation and has not even come close to replicating itself, since.
