Once you have these two figured out, you can go ahead with selecting a niche within either active or passive side of real estate investing. 

Once you know your bandwidth, you can then look into the passive versus active niche to determine which RE investing type to chose from.

Anyone live there and willing to provide some advice on what neighborhoods are worth investing in, which ones should be avoided (if any), and any unique things about Colorado Springs (or Colorado for that matter) I should consider?

For instance, I found that data centres and warehouse niches are becoming big drivers in real estate due to technology, and there is anticipated growth going into 2020.Austin and Phoenix are definitely awesome markets to be in.
