How have investors seen success investing out of state if their ability to travel is extremely limited?

Even people with decent income will sometimes have very poor spending habits.  

I'm hoping it's not a habit people develop.

-Travel to areas where the 2% rule is attainable.  

I make a very nice salary (100k+) but the hours are miserable and the travel can really stink and it makes it hard at times to focus on MY business. 

In my case, I have high appreciation properties because that is what is in my area and it's cheaper to buy high appreciation properties because I don't have to incur any travel expenses or pay a property management company to manage them since it is near by.  

Someone who travels and does everything they have always wanted! 

A Home Inspector is going to check all of the systems of the house to make sure they are functioning correctly and should include travelling on the roof, inspecting the attic, and crawling through the crawl space.  

Make it a habit to come on and network/educate yourself.
