You can skip past all of the cumbersome time spent trying find an owner’s phone number or email and get a chance to offer your services to the prospect face to face.

Most title insurance companies will cease to offer insurance if a quit claim deed is used for the transfer as the quit claim deed offers no warranties as to clean title.Every county requires a warranty deed to be signed by the Grantor (the Investor) and either witnessed, notarized, or both.

Once you're sure that the listing is getting views, then you can decide how to adjust the price or what incentives to offer.

After some experience you know what you want, whom you wish to deal with, what price you need to offer, and when to get into a contract.

My strategy was to offer 10-20% below asking price and if accepted, I would move in a fix out what I can solo.
