I have previously done 3 rehabs at a time with 3 different crews, I have the manpower and the knowhow, just not the knowledge of raising capital.  

I have never worked with section 8 tenants, so how hoard is to raise the rent, or have them leave? 

So I'm wanting to flip my own houses then me & my guys can make more money Lol it would be nice to have a pay raise.... but some things you said I didn't know of someone that is helpful ,thank you.

I have to agree,those numbers are terrible.You can do much better and should get at least 10 to 12% COC by looking elsewhere like Cleveland or Indianapolis for a duplex or triplex.If you can't raise rents and/or lower your repairs to 5% due to old or deteriorating condition,let someone else eat this turkey.

The rehabbers found more issues with foundation as they tried to raise it up a little but now they found rotted beams (1920 abandoned home).

When I tested for my license I saw so so many of these obvious answer, subjective bonehead questions I wanted to puke and not hang my license anywhere.
