That is a much harder task to accomplish and often takes time, as far as I know it is not something that can be purchased anywhere online.

Downside - there is a lot of "B" grade office space avail   (Though as I alluded to earlier, one building owner has completely turned his around over 4 or so years) and is 80-90% leased.7-9 psf is gross lease, full service (ie internet/phone electric, etc is all included) -- I'm sure you could do triple net but per my market research that might turn people off and you'll need to lower your rental rate.

I feel that all tasks could be delegated out easily with the money coming in, and that the ease of owning it would increase greatly therefore driving demand up and your return down.

You need to rebuild the credit, a counselor (not a bankruptcy attorney) can address this route.Learn RE from credible sources, RE schools, take a local college course, get a text book that Agents use to pass the exam, in 3 weeks you'll be ahead of most on the internet or chasing some system.

@Danita AlefaioIf you are new to investing, you should read a little more on this site to find answers to initial questions; participate in scheduled webinars here, look for podcasts on YouTube; and continue to ask questions here.I am certain that you will see that you do not need to start with a business plan; but rather, written goals, why you want to invest in real estate, what property type you would like to start with, what price point, exit strategies, and how much profit do you want to make on each deal.When you are able to complete the tasks in paragraph #2, you will magically be ready to start.

I would check some ads on the internet to see what market rent is for your area and price accordingly based on size, condition, amenities, etc.

Now if you're simply looking for stats regarding crime and schools and whether or not it's an emerging market, I would do basic research which can be found on the internet for the most part.

I charge $30 and run each adult.Mysmartmove was good too, but I get enough applicants that don't have regular internet access that I would need an alternate method anyways.
