@Shawn Kostoff, I’m reaching out to the city for any additional fees or implications but what else might you have in mind?

Its not uncommon here in Vegas for short sellers to rack up $5-10k in delinquent HOA liens as the HOA have ridiculous and exponentially compounding late fees..  

Monthly expense with just mortgage tax and fees are running at 2.7 to 3k and the rents have softened to 2.3k.

Indigo does require a low cost monthly subscription but it is a cool idea. 

You are essentially managing the development for fee then managing the property until the sale? 

I ask the title company for a proforma closing statement showing all costs and title fees way before the closing, so I know how to proceed.

We almost paid close to 4k for closing and then about 5k for refinancing (with underwriting and appraisal fees).

You can save on that while you are living there -- but if you plan on holding onto the property and moving away -- you will want to plan for the management fees in your original proforma.Good Luck!

The clerk of court couldn't really tell me what I need to do to get the money released to me (other than a judge had to release it) and suggested I hire an attorney but I don't want to spend the money I am owed to pay attorney fees, especially if it's something I can do myself.
