The deal structure itself really depends on the details in my opinion.

I’m leaning towards a lease option and looking for ideas on how to structure an offer.

The typical method of going through a real estate agent and using MLS doesn't seem like the ideal path (if only the easiest and most typical).  

It just takes some plugging away - either banishing the lowest-balance CCs first or finding some consolidation method (HELOC, mortgage, whatever).

Is there a method to this classification?

It might prevent drafts in very old windows but there are better and less expensive methods.
