I sold a home to someone I know.

As someone who has lived here for the last 2 years, I have been in impressed by the amount of investment going in and around the downtown areas, much more opportunities to come in Detroit!

But I need $50k to close, and I can't seem to force myself to pass it up.Maybe it's my pride, or thinking that I need to do everything on my own because I know that I trust myself; but the idea of partnering with someone on a deal has never piqued my interest.

I was hoping to get to that conversation once I was able to speak to someone and dig in a little.

Contractors dont over price , you and the contractor agree on the price for the scope of work , if you dont like the price you find someone else . 

If I'm wanting to lend money to someone with my private money, for them to purchase or refinance and I'd be recorded as the 1st position lender, would that money be a tax write off?

We could do it ourselves, and eventually we will, but if someone who lives in Northern Tuscany could be our guide and startup marketer, that would be great.

I've not found anywhere on the internet where for eg a $50K loss on the property can be taken as K1 loss on personal income.New CPA said you cannot take rental losses and pass them through to personal taxes even if you do an LLC. 

Although I have had experience in the past with smart locks that strictly run off internet connection with a FOB/smart device, that can get messy, and annoying quickly for everyone involved.

Could someone point me to an example?
