The mortgage rules say (as I understand) that in order for a home to qualify as a second home, the owner needs to occupy it for more than 14 days.

@Joseph Hammel,It is your rental business so it is up to you who manages your properties and how much you pay, but I would suggest that you discuss this strategy with your CPA to ensure that you are fully understand all the numbers. 

I don’t understand why an owner would consider seller financing.

Real estate I understand it but debt is used by most in real estate.

I started off with a duplex in 2020 and now have a solid portfolio of rentals with my partner.

I understand the added risk with a 15 year fixed (always have an exit strategy) which I will have with cash reserve tucked away that will fund major repairs / emergencies if they come up.

Looks like a solid option to me.I have sold a few properties on similar terms (A lease option that converts into a contract for deed) Similar to the BRRRR strategy.

Given the complex nature of investments and personal finance, I want to make sure I'm making informed decisions right from the start.From what I understand, a fiduciary financial advisor is someone legally obligated to put my interests ahead of their own, which sounds reassuring.

The way I understand this is that technically you can manage the property but you can’t be paid to do so.
