Over leveraging myself to do another deal or a bigger deal may have looked low risk a few months ago but now I am very thankful that I stayed true to my strategy and did not make bets that placed all of my holdings at risk.Be careful how much media, social or otherwise, that you consume.

In my market houses sell quickly, so I've missed a lot of properties because the realtor was a day or 2 late.get your own license problem solved.realtors dont show houses much anymore especially to investors.. driveby walk around it make an offer subject to home inspection thats how its done.. buyer does the leg work not the agent in this modern real estate worldalso in Vegas and most markets agents are not showing houses with social distancing  maybe you heard we have this virus thing going around

And because he just doesn't do a lot of business, that means he's not up to speed on the latest changes in guidelines, process, etc.... if you're a cobbler with some unique cobbler quirks and mortgage implications, he doesn't know what those are, since it's been 5 years since he did a loan for a cobbler.
