Hi all, we are looking for recommendations for a fencing company to complete one side of a plain chain link fence in a back yard and repair a gate.

My partner and I are completing our first purchase of a quadruplex in Bloomington Indiana.  

One of the markets we invest into in BC's interior currently (Kelowna BC) has less the 1% vacancy rate, the city is going to be opening up the rules for adding a carriage house (or lane-way house) thus giving us a great opportunity to add another rental unit onto an existing property.The banks however will be happy to lend once the project is done but leaves us with a short term cash challenge to get the approx 200k to get the project up and complete. 

I have already had a survey of the land completed to verify that it is zoned for duplex development and have a vision for how I would like to develop the land. 

Once you take ownership simply end the lease on those that you do not want.With new tenants put them all on M2M as well.

We had our second home rented out before the closing.At this point and after reading numerous books on real estate, I realized that although we had reached our goal of owning a rental, our finances were completely vertical and I need to spread out to increase cash flow and reduce the impact of a vacant property.In January 2016, I started data basing different markets across the USA.

One thing that I would underscore, because I have seen it happen so many times over the years, is that if you are in the middle of your 180 day time period and have not completed the entire exchange, filing a full tax return will kill the exchange.  

Generally speaking, however, it is more financially prudent to simply have the plan hold title to the asset.

You can simply sell one asset and reinvest into another asset.
