I've drawn the new build for an owner-occupant to have a single family home but with the option of having a "tenant"/roommate or family member (perhaps in-laws, or elderly parent/grandparent, or a brother/sister, who wants private, separate living space, etc.) living in their own space with their own separate utilities.

The audio plan is a separate subscription. 

I think trying to get her out (may have to offer incentive) is the number 1 goal, then move forward from their if that is not a possibility. 

What separates this brokerage apart is that they work with investment properties above and beyond.

You must have honest intentions to move into a home if you're getting a primary residence loan for it.

That should be your focus.Personally if you have one mortgage already that is negative cashflow I would be hesitant to buy rright now, especially in canada where from reports their housing situation for pricing is far worse than the US on affordability and just like US, people think prices can only go in one direction but reality is they are moving in the opposite direction.
