My Chase Business savings account pays negligible interest, and I would like a higher interest bearing account in which to place security deposits so I can keep the interest (in Michigan where this is allowed).Where is a good place to put security deposits to get significant interest? 

And violating the lease would mean they would loose their security deposit.

Just use Excel to do these..Real estate does better if you can either far exceed the 1% rule (because although it can compound, it doesn't techniquely)...also those that get insanely rich off real estate generally are buying when the economy is in the toilet and time it perfectly (there are other aspects that I'll mention later, before anyone freaks out reading this :).

What are some of the techniques you use, when obtaining MF lists, to filter out owner occupied units? 

Make sure you also get any security deposits and last months rent per leases that you should be reviewing.
