I'd recommend establishing a relationship with a seasoned Investor/Property Manager.

If you use management, their fee usually strips most of the upside, and cashflow tend to be very seasonal.  

I ask this because I have heard, pay cash, or “loan” your business the money avoiding seasoning and have your money then refinanced, buy via a land trust, etc.

Would it be realistic for me to buy one of these seasonal rentals and make enough to cash flow positive from nightly/weekly rentals? 

I’m very eager to learn more from the seasoned veterans as well as people on my level.

Actually I have a pretty good business built up including storage units, part interest in a campground, and lots of Rental properties.

I also thought about potentially placing about 8 small storage units to give the tenants a place to rent for an extra fee for their extra stuff.Do "dog park" areas or private fenced in areas for tenants vs common open yard space see an increase in rents typically? 

I am torn between renting for another year or saving up for the next few months (especially since tax season is near) for a down payment on a duplex (house hack) and FHA will require a 3% down payment ($12,000).
