I obtained a rock-solid state specific lease from a local management company.

Real estate investing is not completely passive but the returns are steady and rock solid (12-30% annually depending on how you look at it).  

If you are looking in say Rock Springs, Greenriver, they are doing fairly well there, even Kemerer has pretty good demand.

The cash flow is there on paper, but I would rather have a class B, and I don't think we have the cash for another class A- SFR.  

If you don't have much time, I would suggest AVOIDING class C properties and instead focusing on Class B and A. 

Hard to throw a rock anywhere in Ohio and not run into a cashflowing deal.On my last check in 4 different counties in Ohio (None of them being major markets mind you) There were at least 25 properties that would all return 15% or greater on 100% cash deals.

(It can be sheet rocked over, covered with AL, removed, etc.)  

I can determine what's possible to save (as far as flooring and sheet rock goes) and what needs to be demo'd.
