Thanks for the suggestions.The reason I compare those two homes is there aren’t much home sold since October of2008, and for the home that sold within 3 months is better this one (i.e. more bedrooms, large house/lot and better condition) is sold around 360k to 500k.

Mostly cosmetic.My ARV was rather a rough estimate based on comparables of similar homes in the area.My plan was to wholesale it based on the discount I'm getting and the fact that I have no cash to finance a property.

Investors is the Solo Roth 401K.Matt, while I agree that a SDI is not for everyone and also agree that a solo 401k plan has it's rewards, it is not necessarily the "Ultimate Plan".
