I hope this changes soon, but they routinely do not respond to simple emails and local agent in Ohio even sent me the wrong address in a property after offering it to me even after I corrected them once; finally, after documenting beyond question they relented and admitted fault. 

If the tenant did not respond to the complaint and wasn't personally served then the judge grants only eviction and you have to go to small claims court ( unless amount is huge ) to get a judgment from the judge.If you took them to small claims court and they did not show up then a judge could grant a default judgment against the defendant.

So I offered 90k and the listing agent responds saying the highest bid is slightly over 100k.

Recently this tenant has been delving into heavy drinking and living a rather unstable lifestyle, has lost job (but got a new one) and not responding to my texts when bills are due.

Although most landlords will turn their back on the situation as a landlord you have a responsibility to respond to tenant complaints.

I called him the next few days to square away the security deposit but he never responded.

While there is nothing wrong with that, after about 350 questions from people you don't know and who never call back, some agents stop responding to random requests.

Which was basically spent on pest control and extra cleaning.Guest has left us a review, and of course we can’t see it until we review them, guest does not know we found out how they left our place.How would you respond with a review of the guest?
