To me the whole point of REI is to generate wealth, but if cash flow is your only source of income and that gets drained by capex and reserves faster than it comes in, you are looking at a money pit.Once you understand this and see it, you can't un-see it.I am not here to bust dreams, so how can you make it work with cheap houses?

I should note that my husband continued to work full-time, which was additional peace of mind but he didn't/doesn't have to work, he just loves his job.I think the biggest myth is that you have to be a millionaire to be financially free - I wasn't, but because rental income covered/s my living expenses comfortably and we had ample reserves, I was still just as financially free as someone making millions.

Hi all,I had saved up about 50K for a downpayment and have approx. 75K in other investments as reserves but made the mistake of switching my employment to all self-employed last year and I was denied a loan because I can't prove current income till I file my 2016 taxes.
