Adding another bathroom would pop up, putting a stool and sink in an existing utlity room might not.My impression has always been that NY was full of regulations and that an owner can't do much at all.

The bank regulations are clear on this.As you want to buy 100 units and you are using small local banks you are more likely to bump into the limit then if you were using a much larger bank.

Much less overhead and regulations, not the normal ordering headaches you'll find, staff is much more reliable because they NEED their jobs and the stress level is minimal.

The difference is an interest rate of ~4.2% vs. commercial loan of 6-9%, which is a pretty huge deal when you consider a 4-plex would fall under a regular mortgage at 4% or less potentially.I see where you're driving with this though as to creating equity and utilizing that later.If anyone knows about SBA regulations for investment property (especially for Oregon) I'd still love to hear it :)-Joe
