The marketing for MTRs is very different than STRs, so you definitely want a manager that truly knows the MTR game.

There are pros and cons to all of these different markets.

. :-) Every property is different, every neighborhood is different. every municipality has it's own rules....you gotta get a really good GC and start learning from him.

You'll see the more appreciation here as the population is continuing to grow at a rapid pace and there are significant projects going on all over the city.

.+ I’ve surveyed the forum a lot about which are the good parts in Toledo to invest (different people’s views on A, B, C class areas etc.) and I can say that my properties are located in good neighborhoods (one is B class, other one is like A-, B+ish).

That could just be the dialect used in the midwest where I am.There is a big difference in industry knowledge between a residential agent that can legally do tenant rep work, and full time tenant reps.As for next course of action: I tend to be a pretty straight forward guy.  

I'm in a different market and have a gas power boiler for baseboard heating. 

Unfortunately, there is not a big difference in pricing.
