It will take you time to meet these requirements so a parallel path may be in order if your goal is to get there quicker.  

By deferring taxes you have the ability to grow your wealth much quicker!

However, I do think setting up the right frame work for note investing would or could be quicker and more profitable in the long run than rehabbing houses.

That being said, the quicker, perhaps less frustrating angle to take with getting a permit for an additional mobil or prefab unit might be the MIL/granny unit angle.....no kitchen.   

While the process is quicker in Texas than in most states and eviction can still be costly. 

Some all cash buyers are getting more deals because they usually can close quicker.  

This is a little dicey but assistance programs are quicker to help when the tenant is behind on rent and going through the eviction process.  

I've thought about that, but then the monthly rate goes up, and i like to keep my expenses low, but it would help me scale quicker.

This time I see when it falls at whatever % it does, it will be sharp within 6 months then a quicker recover back up(Things just move faster nowadays and investors are more educated then before).
