It's certainly not an easy or quick process but it can be an excellent way to literally build equity into your property and get a home designed just how you like it.

Most people move in the Spring or Summer, so if you want to get a tenant quickly it may be a good idea to offer move in incentives that will set your property apart.  

A quick look on Airbnb shows a bunch of tiny homes at about $85 in New Bern, with multiple to choose from, meaning available and not yet sold out.

@Aaron Edmondson why not just get the house liveable (functional and safe) and rent it out for a little below market because it’s not perfect, and let the tenant pay down the mortgage as the value rises.

Don't fall for the idea that just because a property is in a white area, 3 houses outside of blue, it is safe.

Sounds like an artery ruptured and the man would have bled out in a few minutes if it wasn’t for your quick action.
