For you guys out there with experience should I just wait to have my 20 % down and close once or hard money the purchase quickly and go through the hassle of closing twice again?  

@Mark Johnson, there is a lot going on here and I cannot explain it all quickly so this is the condensed version. 

I can make a quick purchase via my PayPal and have a private mover handle pick up from you due to my kind of work as i have no access to cash or pay the mover directly.

We are working on our first flip in Edgewater now, but hoping to grow quickly.
