All the leases are month to month so you'll just need to give them proper notice that they need to sign a new lease with you.

Hey @Adam Tafel, I use Proper insurance and it covers pretty much everything.

Look at it from an estate planning wealth transfer as well as how it is taxed. you have a lot of options-Ages of kids and grandparents, amount of money, financial position of everyone, health of individuals, etc will make the Proper options float to the top. 

Sorry for asking too many questions, but I kind of jump into the deep end because I was afraid to miss out on the help which I need badly, and did not do the proper research.

If cash flow stops, most of those BRRRR investors were not properly prepared to weather the storm.

I know when I posted this question 3 weeks ago 75% or more of the responders were of the mind if their tenants don't pay its not their problem.. they are running a business not a charity etc etc.. well I guess we will see how it all play outs. what I am coming to realize is that a lot of landlords that are worried about paying their own bills  APPEAR to maybe not have taken the advice of many and have proper reserves that you dip into during this type of situation.
