By law any security deposit must be segregated away from the income produced by the properties, so it is important that is not used to pay any leasing commissions or anything of the sort your manager might have. 

We need to produce  2 months of bank statements with  that 23% plus closing costs sitting  in the bank.  

This should be a 2+% producer for us.

Your statement about buying in Ohio,Tennessee, or Arizona out producing Ca is factually wrong.  30 years ago, 20 years ago, 10 years San Fran, LA, and San Diego were more expensive to purchase than the midwest or Arizona.  

Instead, I own other income-producing assets, which consist of publicly-traded securities, high-yield saving accounts, and crowdfund real estate.

I just happened to see a video somewhere of someone searching their COUNTY on the site and came up with over 500 results, then I searched my STATE and produced 20.

I would hate if investors were passing on incredibly priced properties with great rates of return just because they can't sell to owner occupants! 

Boasting 7 bedrooms and 3 bathrooms, this home can really produce some significant cashflow.
