Purchasing tools, such as an email domain, proves you have skin in the game.

I was a power REO broker for a number of years until the state changed the foreclosure laws and banks changed the way they do business with REO brokers.

If you can use PowerPoint, you can use these tools.

An outlet in the house burnt out ( I am thinking it is due to them)  but they had to shut the breaker off which shut the power off to some bedrooms in the house.I scheduled a electrician to come out the following day but the tenant texted me saying they cant be there to meet him.  

The inspection clause is a great tool. 

I used the rental analysis tool on BP and ran the numbers using best estimates and data I collected.
