In the latter scenario, you don't cash out the investment property to repay the primary cash out; rather, you cash out the investment property to buy another investment property.One more thing to keep in mind - when a heloc and the market turns, the bank can reduce the balance of the line, reducing your purchasing power.

Those tenants tend to not have the staying power of investment grade credit rates tenants backed by thousands of locations with the lease.You really need a very experienced commercial retail broker/retail attorney/ or both helping with the process.An investment grade tenant might be 30 to 35% down, interest rate fixed for 10 years in the high 3's, with a 30 year amortization.

My agent told me to try two different banks and see if they can close on the property but I don’t want to waste my time with other banks if they have no power over the FHA requirements.

Our Power Springs house take us almost 2 month to rent out during winter time, i think it does move slower than some of the other market.
