@Marina Man I buy a builders risk policy on each property and convert it to a vacant home policy when the CO is issued.

@Brian Flint If you truly have $0 and you have no prior experience, I’d say it’s going to be hard to find a lender willing to put up 100% of the purchase as well as 100% of rehab.

My point is, for $50 bucks, I can install those prior to closing with seller permission and use a bank.  

Even if they threaten a lawsuit, I don't think they have grounds.You might want to check the Master insurance policy of the Condominium and see what it covers.

Take LA County for example, prior to this last run up, had 400k new residents arrive, that is more pop. than the city of Cleveland and built hardly any new housing outside of a tiny pocket or downtown.

I have lived in this house since 2002 and had multiple tenants, and no issues with vermin of any kind prior to these tenants.
