I have found a handful of deals that started with a phone call

They would either not pick up my phone calls, or if they did would never show up to a scheduled meeting.   

So my experience was that I had less than a 1% chance of getting a tenant I liked, and maybe a 4% chance of getting one that was not a major problem, and a 95% chance of a tenant who would cause all kinds of problems and drive me completely crazy.For me getting a phone call in the middle of the night with someone screaming about their toilet not working is just not something I can live with, but if that type of thing does not bother you, and you can go on day after day and not let it get to you.

You can split the screen on PC’s, just google it, same copy/paste of pics.I have always used an additional monitor, two independent screens....the only way I can really work.

@Ryan McGrath I think your first concern is to make sure it's a legal rooming house or to understand the steps that it will take to make it one - which I'll bet would include things like extra egresses and a sprinkler system.One incident / phone call / police visit where word gets back to the building inspector and you might find a big red "VIOLATION" sticker on your front door.Next, I'd want to do some forensic accounting. 

I spoke to her on the phone but I have no way of truly knowing I'm speaking to the true owner.
