If you've already met with a mortgage professional, and she/he has told you that your less-than-perfect credit is going to present you some challenges, I applaud your willingness to wade into this pool with private money.  

I'll be perfectly honest in that I've never done a "someone else started construction, then their financing fell apart half-way through" scenario using HomeStyle, and you can't use it for ground up, but this looks like a scenario where HomeStyle guidelines reading "...renovation or construction..." would come in handy.

If the company can put the Rently lockbox, which shouldn't cost that much, it'll be almost the perfect property management company for me.

We use Rent Perfect which does a nationwide credit, criminal and residency search.
