While I don't believe it would be severely reduced, I'm sure the value would be affected.I bought the house for $550k five years ago (I'm in L.A.) and upgraded a lot of things so I am pretty sure that it would comp out at around $475k in todays market.I'm looking at stuff around the neighborhood and it seems that the supply is a little tight.

We finally got it zoned to do the 2 units as several spoke up saying that in this community most tenants are in good standing with their landlords and our local officer on the board spoke up on our behalf saying he wished there were more landlords like us in town.

I suggest you take your buyer to a mortgage loan officer and have them see I they will qualify for a loan, many buyers will ay they can't, but that's not the real reason you go, it's to find out what their issues are and find out how to cure the problem and when they should be able to qualify, then you will be ready to do your L/O.
