Use a goal that fits YOUR life, YOUR wealth plan, and YOUR comfort level.

I hired a foundation expert and had him look at it, can't remember the exact amount, I guess it was around 500$, the guy actually paid very little attention to the foundation, he was looking for the gaps between ceiling and walls, cracks around windows / frame, and drop in floor level, in the end he said it'll last another 100 years.

I have been able to achieve good income levels with diversification across a variety of geographic markets and asset classes. 

It happens frequently, can cause some bad feelings, but ultimately no one involved committed a felony level offense.  

Will that be a split level home?

My 250k Duplex total payment = 1,480 and the lower level pays me 1,200 while I live upstairs.

Example: If you order one, they can not use it and you will end up having to pay for it twice)- Look at different scenarios with different levels of refinance to make sure rent covers the additional payment amounts- Take into consideration the cost of the refinance and difference in interest rate if any.

It's a 3/3 split level on a great lot, 2200sq ft.

This is a great community for RE investors of all levels.  

Save up the money for your first deal and start small -- you'll feel a higher level of achievement and won't be hurt as bad in your overall financial picture if you make a few mistakes.
