Wholesaling has sizzle so everyone who is selling some "system" throws in their "wholesaling training" which is nothing more than some white cover, generic program they buy and slap on their label to "bundle" in with whatever they are selling along with a bunch of other "bonus" material they include.

Since a house sale is not subject to sales tax, and the end user isn't paying it, then it must be paid on all the materials you buy during the rehab process.

Your capital is unbelievably valuable, and right now you're not getting a great return on it.Normally I think I'd vote for you selling and rolling that into 25% down on a nice apartment building, but with your experience level I worry that could be a tough transition.But just remember before you go with a cash out refi or HELOC to calculate not just your return on cash, but also your Return on Equity.
